The 701 E. Lake Street Building
Through JMW Property Advisors, Inc., Paul assisted the owner of the 701 East Lake Street project in downtown Wayzata, Minnesota, in planning and executing the redevelopment of one of the choicest corners in this affluent suburban community. During the planning stages of this project, the City of Wayzata had adopted a series of Development Guidelines which set forth a rigorous process for shaping the outcome of all future development projects. After extensive planning and interaction with the City we achieved a design that met both municipal and owner goals.

Anchor Tenancy Highlight
The idea of leasing office space from a plan can create serious challenges to both developer and tenant alike. Communicating the essence of the project before its completion is critical in securing the initial anchor office tenants. In the case of 701 and Wayzata Investment Partners, we created a series of architectural sketches to help this financial services firm visualize the quality of space they desired. By showcasing these sketches on-site in the “shell” of the proposed space, we assisted them in overcoming their concern that their vision could actually be achieved. These sketches were critical in securing their commitment.
