Target West Milwaukee
JMW Principal Mark Johnson identified an underserved trade area (500,000 people within 5 miles), as a potential retail redevelopment opportunity, on what was once a 20 acre, defunct foundry operation. Even though the property had significant environmental and infrastructure deficiencies, Mark negotiated the right to purchase the property from a defense contractor located in Washington DC. The deal consisted of environmental remediation reimbursement from the owner and $2.5 million in T.I.F. assistance from the Village of West Milwaukee. Today the property is home to a 126,000 square foot Target Store, a 9,000 square foot retail building, Chili’s, Culver’s, Arby’s and TCF Bank. Mark is currently working with a grocer to occupy the remaining available square footage.
